			<p  class="answer">First time homebuyers are those individuals or households
			that have not had any previous ownership interest in a home or have not owned a
			home in the three years previous to the day of the purchase.  </p>
			
			<p class="question">What is the New Homebuyer's Tax Credit for 2009?</p>
			
			<p class="answer">Any home that is purchased for a price of $80,000 or more
			receives a tax credit in the amount of $8,000. For homes purchased at a selling price of less that $80,000,
			the tax credit is equal to 10% of the selling price. </p>
			
			<p class="question">How Does the Tax Credit Work?</p>
			
			<p class="answer">Every dollar of your tax credit is a dollar that is deducted
			from your income tax liability, thus reducing the amount you owe on your income
			tax. For example, if you had a
			total tax liability of $10,000 and purchased a home for $150,000, you would
			receive an $8,000 tax credit, thus reducing your tax liability to $2,000. </p>
			
			<p >If your tax rebate exceeds your tax liability, then the
			Internal Revenue Service would rebate the difference to you in the form of a
			check.  </p>
			
			<p class="question">Are There Income Restrictions to the Tax Credit? </p>
			
			<p class="answer">Yes, there are income restrictions based on your tax filing
			status. If you filed as Single or
			Head of the Household, your annual income can not exceed $75,000. If you filed as a married couple, your
			income can not exceed $150,000 for a joint return. </p>
			
			<p class="question">Are These Tax Credits Repayable at any Time?</p>
			
			<p class="answer">No, there are no repayments for 2009 tax credits. </p>
			
			<p class="question">What Happens if I Claim my 2009 Tax Credit on my 2008 Tax Returns?</p>
			
			<p class="answer">The U.S. Congress has made a special provision so that there
			will be no repayment of 2009 credits that are claimed on your 2008 tax returns. </p>
			
			<p class="question">How Do I Apply for this Credit?</p>
			
			<p class="answer">You do not have to apply for any authorization or pre-approval to receive the tax credit. 
			The credit will be reflected on a new I.R.S. Form 5405 that will be attached to the regular Form 1040. </p>
			
			<p class="question">Am I Still Eligible for the 2009 Tax Credit if I Already Have a Home under
			Construction?</p>
			
			<p class="answer">Yes you are eligible for the 2009 tax credits, as long as

			<p>If you are in the market to make a real estate purchase
			under first time homebuyer status, there are some things you need to address during
			the process: </p>

				<li><strong>Define Your Goals -</strong>Today, over 80% of all home searches begin on the Internet. 
				With a few simple clicks of your mouse, you can search through hundreds of online listings in the neighborhoods of your 
				choice. Narrow your selections down by neighborhood in terms of its benefits, by asking price and by the type of ownership 
				that you want.</li>
				
				<li><strong>Don't Buy the First One -</strong>
				Think of a home purchase in terms of an automobile purchase. You wouldn't buy the first car that you
				see on a dealer's lot, so don't buy the first home that you visit. You should go out as often as you feel
				that it is necessary to look at homes. You should limit your daily home visits to no more than seven, because
				you can get very weary during the home visitation tour process.
				</li>
			
				<li><strong>Bring a Camera Along When You Go House shopping -</strong>
					It is always a wise maneuver to take a digital camera along when you look at homes, and take a series of pictures with a
				close-up number of the house in order to properly identify the home. Take notes on the home, and pay attention to the next door
				neighbor's home and the traffic patterns around the neighborhood.

				<li><strong>Establish Good Credit -</strong>
					The
				first step in the first time home buying process is the establishment of good
				credit. If you have not
				established credit to this point, then you'll need to go to a bank, open an
				account and make a small deposit. At that point, apply through the bank for a small loan, say $600. Then, pay off the loan as soon as you
				can. That would establish a credit
				history on your part, and make you eligible for a home loan.

				<li><strong>The Dollar Home Sale Program - </strong>Referred to as Program 14.313 in the CFDA, this program fosters housing opportunities for
				low-to moderate income families and addresses specific community needs.</li>
				
				<li><strong>  The Rural Self-Help Technical Assistance Program - </strong>This program
				provides technical assistance to qualified non-profits and people to build
				homes in rural areas by the self-help method. You can find it in the CFDA as
				Program 10.420.   </li>
				
				<li><strong> Rehabilitation Mortgage Insurance Program - </strong>This program, referred to as Program 14.108
				in the CFDA, allows families to repair, improve, purchase or refinance existing
				residential structures more than a year old. </li>

				<li><strong>The Self-Help Ownership Opportunity Program - </strong>This program, referred to as Program 14.247 in the
				CFDA, encourages innovative homeownership opportunities through the provision of self-help housing where
				the homebuyer contributes a significant amount of sweat equity toward the
				construction of the dwellings. </li>
				
				<li><strong>The Home Investment Partnership Program - </strong>This
				program, referred to as Program	14.239 in the CFDA, also known as HOME, expands the supply of affordable
				housing, particularly rental housing, for low and very low income citizens. </li>
				
				<li><strong>Healthy Homes Demonstration Grants - </strong>This
				program, referred to as Program 14.901 in the CFDA,  is designed
				to develop, demonstrate, and promote cost-effective, preventive measures to
				correct multiple safety and health hazards in the home environment that produce
				serious diseases and injuries in children of low-income families. </li>
				
				<li><strong>Very Low Income Housing Repair Loans and Grant Programs - </strong>This
				program, referred to as Program 14.017 in the CFDA,  provides
				loans and grants to very low-income homeowners in rural areas to repair,
				improve, or modernize their dwellings or to remove health and safety hazards. </li>
				
				<li><strong> Community Development Block Grants/Entitlement Grants - </strong>This program, referred
				to as Program 14.218 in the CFDA, develops  viable urban communities by providing decent housing and a
				suitable living environment, and by expanding economic opportunities,
				principally for persons of low and moderate income. </li>
				
				<li><strong> Community Development Block Grants, Section 108 Loan Guarantees </strong>This program,
				referred to as Program 14.248 in the CFDA, provides communities with a source
				of financing for economic development, housing rehabilitation, public
				facilities, and large scale physical development projects. </li>
				
				<li><strong>The Multifamily Assisted Housing Reform and
				Affordability Act - </strong>This program,
				referred to as Program 14.197 in the CFDA, provides grants for affordable
				FHA-insured Section 8 assisted housing. </li>
				
				<li><strong> Mortgage Insurance- Manufactured Home Parks Program</strong> - This program, referred
				to as Program 14.127 in the CFDA, allows for the financing for the
				rehabilitation of manufactured home parks. </li>
				
				<li><strong> Historically Black Colleges and Universities Program</strong> - This program, referred to as
				Program 14.520 in the CFDA, assists Historically Black Colleges and
				Universities (HBCUs) in expanding their role and effectiveness in addressing
				community development needs in their localities, including neighborhood
				revitalization, housing, and economic development consistent with the purposes
				of Title I of the Housing and Community Development Act of 1974. </li>
				
				<li><strong>Opportunities for Youth/Youth Build Program</strong> - This program referred to as Program 14.243 in
				the CFDA provides funding assistance for a wide range of multi-disciplinary
				activities and services to assist economically disadvantaged youth.  </li>
				
				<li><strong>Veterans Housing Direct Loans For Certain Disabled Veterans</strong> - This program, referred
				to as Program 64.118 in the CFDA,  provides veterans who are eligible for a Specially Adapted
				Housing grant with a loan directly from the VA in certain circumstances. </li>
				
				<li><strong>Specially Adapted Housing for Disabled Veterans Programs - </strong>This program, referred to as
				Program 64.106 in the CFDA,  provides grants to certain severely disabled veterans to acquire
				a home which is suitably adapted to meet the special needs of their disabilities. </li>
				
				<li><strong>Supportive Housing for the Elderly Program - </strong>This program, referred to as
				Program 14.157 in the CFDA, provides capital advances to be used to finance the
				construction or rehabilitation of a structure, or the acquisition of a
				structure to provide supportive housing for the elderly, which may include the
				cost of real property acquisition, site improvement, conversion, demolition,
				relocation and other expenses of supportive housing for the elderly. </li>
				
				<li><strong>Assisted Living Conversion For Eligible Multifamily Housing Projects - </strong>
				This program, referred to as Program 14.314 in the
				CFDA, provides financial assistance to private nonprofit owners of eligible
				developments designed for the elderly with a grant to allow the conversion of
				some or all of the dwelling units in the project into Assisted Living
				Facilities (ALF's) serving the frail elderly. </li>
